  1. §1. Nature of the rental and purpose of stay

    The apartment is rented under a short-term accommodation formula in accordance with applicable Greek law. The Guest undertakes to use the premises solely for accommodation purposes. The rental does not constitute a hotel service and does not include services typical of hotels, such as reception, daily housekeeping, or concierge services.

  2. §2. Property identification

  3. §3. Maximum number of guests

    A maximum of 4 persons, including children, may stay in the apartment. Exceeding this number is prohibited and will be treated as a serious breach of these regulations.

  4. §4. Host details

    Private host: Kamil Pięta. Phone (PL, 24h): +48 506 111 541. Local phone (Greece): +30 698 622 3697. E-mail: pieta181@wp.pl. In urgent matters (failures, alarm, locked door), the Guest is required to contact the host by phone.

  5. §5. Check-in and check-out

    Check-in: from 15:00. Check-out: until 12:00. Check-in and check-out take place in a self check-in / self check-out format.

  6. §6. Check-in / check-out instructions

    Detailed check-in and check-out instructions, together with a unique code for the key safe, are provided directly to the person making the reservation no later than 24 hours before the start of the stay. After the stay, the keys must be returned to the coded key safe.

  7. §7. Keys and access to the premises

    The Guest is required to take the keys each time they leave the apartment. Leaving the keys inside the apartment is prohibited — the door handle works only one way and the door may lock automatically. It is forbidden to share keys, codes, remote controls, or any access tools with third parties, including persons not included in the reservation. The keys contain a tracking device; damaging, dismantling, or deactivating it is prohibited. The Owner is not liable for theft of or damage to the Guest's property during the stay in the event of burglary, fire, vandalism, earthquake, or weather conditions. The entrance door to the staircase on the ground floor must not be locked from the inside with a key, due to fire safety regulations.

  8. §8. Locked door and missing keys

    If the keys are locked inside the apartment and it is necessary to call a staff member for emergency opening, the Guest bears the cost of the emergency door opening (up to EUR 100). If the keys are missing from the key safe after the stay, the Guest bears the cost of replacing them (up to EUR 100).

  9. §9. Unregistered persons and exceeding the limit

    Only persons listed in the reservation may stay in the apartment. Overnight visits and the presence of third parties without the prior consent of the host are prohibited. In the event of exceeding the guest limit, the host has the right to: request the immediate departure of unregistered persons; charge additional fees if provided for in the offer; terminate the Guest's stay in accordance with platform rules and applicable law.

  10. §10. Ban on parties and risky behaviour

    Organising parties, events, and loud gatherings in the apartment and the common areas of the building is strictly prohibited. The use of confetti, smoke candles, flares, firecrackers, fireworks, scented candles, incense, or any items that may cause dirt, damage, or a fire hazard is prohibited.

  11. §11. Silence and order

    Silence must be maintained in the staircase and common areas of the building. Between 15:00 and 17:00, quiet behaviour is recommended due to the local practice of rest (siesta). Night silence applies in accordance with local regulations, in particular between 22:00 and 07:00.

  12. §12. Smoking — balcony regime (mandatory)

    Smoking is prohibited inside the apartment. Smoking is allowed only on the balcony, provided strict fire safety rules are followed: balcony doors must remain closed to prevent smoke from entering the apartment; cigarette butts must be fully extinguished and disposed of only in the ashtray; throwing cigarette butts from the balcony is prohibited; leaving embers, fire, or flammable materials unattended is prohibited. Smoke may trigger detectors and alarms — in the event of emergency-service intervention, all costs are borne by the Guest. If the smell of smoke or signs of smoking are found inside the apartment, the host may charge additional cleaning, laundry, or ozone-treatment costs.

  13. §13. Animals

    Animals are not allowed in the apartment, regardless of their size or breed.

  14. §14. Air conditioning, electricity, and energy saving

    The Guest is obliged to use energy responsibly: air conditioning must be turned off when windows are open and when leaving the apartment; high-power devices must not be left unattended. In the event of grossly excessive energy consumption resulting from improper use, the host may claim reimbursement of the costs.

  15. §15. Balcony, windows, and child safety

    Climbing on balcony railings and rearranging furniture in a way that increases the risk of falling is prohibited. Children may stay on the balcony only under constant adult supervision. Windows and balcony doors must not be left open during absence from the apartment or in strong wind.

  16. §16. Common areas of the building

    Leaving luggage, suitcases, and personal belongings in the staircase or common areas is prohibited. The host is not responsible for theft, burglary, or damage to property in the common areas.

  17. §17. Parking

    Parking on the property is possible free of charge, subject to availability. The host does not guarantee the availability of parking spaces. Parking is permitted only in designated spaces, in accordance with the condominium/community rules, road-traffic regulations, and fire safety regulations. The host is not liable for any damage to the vehicles of Guests or of other users of the parking area; the provisions of the Civil Code apply. Entering the property and using the parking area before the start and/or after the end of the stay is prohibited. Any penalties, fees, or towing costs are borne by the Guest.

  18. §18. Apartment equipment

    The apartment equipment is intended solely for use within the premises. Removing any equipment (towels, bedding, dishes, appliances, decorations) is prohibited. Any missing or damaged items discovered after the stay will be charged to the Guest up to the cost of replacement.

  19. §19. Sewage system

    Only toilet paper may be disposed of in the toilet. All other waste must be thrown into the trash bin.

  20. §20. Waste disposal

    Waste must be disposed of in accordance with local regulations, in the containers located at the intersection of Apostolon Petrou kai Pavlou and Kritis.

  21. §21. Failures and service

    If any defect, damage, or malfunction is noticed, the Guest must immediately inform the host. The Guest is not authorised to call paid services independently without the host's consent, unless necessary to protect life, health, or property. Costs of failures resulting from improper use are borne by the Guest.

  22. §22. Cleaning and excessive dirt

    The Guest is obliged to leave the apartment in a condition resulting from normal use. In the event of excessive dirt, the host may charge additional cleaning, laundry, or refreshment costs.

  23. §23. Safety — equipment and installations

    The apartment includes: an evacuation plan in a visible place; a fire extinguisher in the kitchen; a first-aid kit in the kitchen. Main power switch / fuse box: hallway, next to the toilet. Water valve: bathroom, in the cabinet under the sink.

  24. §24. Emergency numbers — Greece

    112 — European emergency number; 199 — fire brigade; 166 — ambulance; 100 — police.

  25. §25. Personal data and monitoring

    Guests' personal data are processed solely for the purpose of reservation handling and the owner's legal obligations. The building may be covered by external monitoring for security reasons (entrances and parking). There are no cameras inside the apartment.

  26. §26. Acceptance of the regulations

    Making a reservation and staying in the apartment constitutes full acceptance of these regulations.
